Maitland

Maitland is two markets sharing a name. There is the old town — Lorn, Bolwarra, central Maitland, the heritage stock along the river — and there are the estates at Thornton, Chisholm and Gillieston Heights that did not exist in their current form fifteen years ago.

A business marketing to both with one message is doing neither well, because the customer in a 1890s weatherboard in Lorn and the customer in a four-year-old house in Thornton are not solving the same problem.

Heritage stock and new estates want opposite things.

The heritage half generates a specific and unusually valuable kind of demand. Old housing stock means restoration, character-appropriate work, and a constant supply of problems that do not occur in new builds — rising damp, stumps, lath and plaster, knob-and-tube, roofing that has to look right as well as work. Those searches carry qualifiers a normal trade page never targets, the customer is far more concerned with sympathetic work than with price, and there is almost nobody positioned for it. It is the softest genuinely valuable opportunity in the Maitland market.

The new-estate half is the mirror image. Thornton, Chisholm and Gillieston Heights are full of houses under fifteen years old with owners who bought recently, and the work is fit-out and improvement rather than repair — landscaping a bare block, a deck, air conditioning, a fence, converting the media room. It is price-comparative, it moves in visible waves as each estate matures, and it is won on speed and reviews rather than on specialist credibility.

The other thing to understand about Maitland is the Newcastle gravity well. It is thirty minutes away and much larger, so Maitland residents searching without a qualifier frequently get Newcastle businesses, and Maitland businesses lose work they never saw. The counter is to be unambiguously and specifically Maitland — the town, not "the Hunter region", which is too vague to help and puts you back in the pool with everyone from Cessnock to Newcastle.
